Q: Would I lose rent money as a landlord if a tenant fails to pay their rent?

A: Absolutely not. Your rental payments are guaranteed. So whether the tenant pays or not, you will get paid by us. Failure of a tenant to pay rent does not affect you in any way.

Q: As a property owner, how often can I inspect my property?

A: You are welcome to inspect your property, provided you give reasonable notice to the tenant as is specified by law. Most of our landlords, though, leave us to do this, trusting us to undertake regular inspections.

Q: What does a tenant do if something needs repairing in the property?

A: When we meet the tenant, we issue an Information Welcome pack and we make sure they know how to contact us. We will show them how to contact us either online or by telephone. We will explain to them the sort of things that might need repairing over time. We will report to you and discuss any emergency or essential repair work immediately or notify you about minor repairs to be done in time to avoid possible future deterioration

Q: Why do I need a property manager?

A: Yes, because unless a property owner has sufficient time on his or her hands to resolve day-to-day tenancy and maintenance issues, a property manager — with great communication skills and technical knowledge is needed to be able to resolve or avoid problems with a property much more quickly and efficiently.

Q: Do I have to sign a fixed term contract with you?

A: Yes, absolutely, as doing so allows Springville to offer you a first class landlord service in managing your property and ensuring an ongoing and smooth running of your investment.

Q: If I give my property to you, how do I receive the rental payment?

A: When we sign your agreement with you as a landlord, we ask you for your bank details so that automatic electronic payment of your monthly rent is made via BACS to your designated bank account by the 5th working day of each month. This will be clearly stated in our letter of contract with you.

Q: How much notice does the tenant have to give if they want to leave??

A: This doesn’t affect the you as the landlord as there is a Guaranteed Rent Scheme in place which guarantee your rent irrespective of rhat happens. So whether or not the tenant leaves and the property is empty, you as the landlord will still get paid your rental income.

Q: What happens if I decide to sell my property?

A: There is no problem with you deciding to sell up. You should however let us know as soon as you decide to put the property on the market and give us as much notice as possible.

Q: What happens if I want to move back into the property myself?

A: If you decide to move into the property yourself, you must give us at least three months’ notice..

Q: What happens if I just want the current tenant out?

A: This will depend on the reason for wanting to evict the tenant. We undertake tenant mediation on your behalf and will help in any way that we can, including regular liaison with the local authority and, if necessary, requesting the local authority to find alternative accommodation for the tenant.
